Why a live scan sits alongside the precedents

Where the precedent page covers finished projects, this one covers projects still being financed.

The cases on the precedent page have published outcomes, which means they were financed in a different market. A scan of projects being financed now, in this market, answers a different question: what is actually closing at $2,048 average asking rent with vacancy at 6.7%, and what are those owners doing that the finished cases did not have to do.

Owner, location, homes, tenure, capital sources with amounts, and current status with the date we checked it.

Where to look first, given what phase one already found. The $110M round closes at noon on September 17, 2026, and its awards, estimated for December 18, 2026, will be a list of exactly the comparable projects this page wants. The Rainier Valley Affordable Homeownership Initiative reached 127 permanently affordable ownership homes with its final award on August 26, 2026, across several developers, and that is the closest analogue to the South Holly model. Neither has been contacted.
A standing caveat for this page. Entries date quickly, so every one carries the date it was checked, and anything older than six months is marked as such rather than quietly left in place.
